Average Rent in Dallas Apartments

According to Apartment List, the average rent for Dallas is $1,236 for a studio apartment, $1, 310 for a one-bedroom, and $2, 049 for a two-bedroom apartment. These prices reflect a 1.1% increase from last year and are only slightly above the national average rent rate of $1,137.

Among these apartments, 55% of it costs between $1,000-$1.999 per month, 26% costs less than $1,000 per month, and 11% costs between $2,000-$2,999 per month. Only 8% of Dallas apartments go over at least $3,000 per month.

In Dallas, the apartment sizes can vary greatly depending on the unit type but on average, a Dallas apartment is at least 848 sq ft. When it comes to rooms, you’ll have more luck finding a one-bedroom apartment given that they take up 62% of Dallas’ apartments. If you want more space, you can also find plenty of two bedrooms which take up 32% of Dallas’ apartments. As for studio apartments and three-bedroom types, you might find it a little bit more difficult considering that they occupy only 4% and 2% of Dallas apartments, respectively.

Average Rent For Dallas Neighborhoods

Aside from the unit type and amenities included, rent in Dallas can vary greatly depending on where you choose to live. Generally though, given that Downtown is the heart of Dallas, rent is the most expensive in the neighborhoods near it or in the immediate surrounding areas around it. Farther from there, east or south of Downtown, you can find the least expensive neighborhoods.

Most Expensive Dallas Neighborhoods

In Dallas’ most expensive neighborhoods, you can expect rent prices to soar as high as $1,900 to $2,500 per month. That’s why it’s wise to determine which things are more important for you such as your commute or proximity to work or your personal interests.

Some of the most expensive Dallas Neighborhoods include Downtown/Deep Ellum ($2,385), Oak Lawn ($1,975), Uptown ($1,908), Knox Henderson ($2,501), Prestonwood ($2,439), Victory Park ($2,184), Main Street District ($2,180), and Hamilton Park ($2,071).

Least Expensive Dallas Neighborhoods

Some of the least expensive Dallas neighborhoods are located just east and south of Downtown and while they are fairly close to the heart of the city, they offer a suburban feel that families usually love.

Some of the least expensive Dallas neighborhoods you can live in include Forest Hills ($922), Lake Highlands ($864), Backman-Northwest Highway (819), Southeast Dallas ($745), Highland Hills ($708), Buckner Terrace ($756), Casa View ($813), and Wynnewood ($645).

How Much Do You Need To Make To Live In Dallas?

For each person, the meaning of living comfortably may be different. Generally, in Texas, a comfortable living wage is set at around $63 500 according to Business Insider. In Dallas though, several sources state that you need at least $57 000 to live comfortably. There is still a lot of wiggle room to that though.

Depending on where you live, the recommended household income for a one-bedroom renter would be about $35,280 a year or $17 an hour in Dallas. For a two-bedroom, you need to bump that up to $42,480 a year or $20 an hour. This, however, might change depending on your lifestyle, of course.

The great thing about all this though is that Dallas offers plenty of employment opportunities. Dallas as well as the Fort Worth area is filled with Fortune 500 companies and plenty of other establishments where you can scout for well-paying jobs that would allow you to enjoy Dallas as it is.
